                                  Transfer Fees - New Law update 10.12.12

Following the House of Representatives' unanimous vote to initially abolish or reduce Property Transfer Fees for a period of six months, which came into effect on 2nd December 2011.  This was initially extended until 31st Dec 2012. However, the parliament of the Cyprus Republic has now made a further extension to the law for another 2 years. The new cut-off date is 31st Dec 2014.

- The Law applies only for the buyer’s first residence
- Until the 31st of December 2014, VAT is reduced from 19% to only 5% if the property is the buyer’s main residence in Cyprus.

For those who pay VAT on their house purchase, no transfer fees will be payable.
 

  • For those who do not pay VAT on their purchase, property transfer fees are to be reduced by 50%. [On new properties ONLY. Resale properties have no V.A.T. Transfer Fees are paid in full].
     

EXAMPLES:

For a property with a selling price of 100,000 Euros:
PREVIOUS TRANSFER FEES: 3,300
NEW TRANSFER FEES: 1,650 or ZERO (if there is VAT during the purchase)

For a property with a selling price of 130,000 Euros:
PREVIOUS TRANSFER FEES: 4,800
NEW TRANSFER FEES: 2,400 or ZERO (if there is VAT during the purchase)

For a property with a selling price of 150,000 Euros:
PREVIOUS TRANSFER FEES: 5,800
NEW TRANSFER FEES: 2,900 or ZERO (if there is VAT during the purchase)

For a property with a selling price of 170,000 Euros:
PREVIOUS TRANSFER FEES: 6,800
NEW TRANSFER FEES: 3,400 or ZERO (if there is VAT during the purchase)

For a property with a selling price of 200,000 Euros:
