Technical Specifications
1. Foundation
Prior to the construction of the foundation, 50 cm of soil will be excavated and replaced with “Substructure – Type 2” to ensure a stable and robust foundation.
A raft foundation of reinforced concrete C30/37 will be constructed, using certified steel reinforcement, in accordance with the structural design prepared by the Civil Engineer and compliant with EU laws and regulations.
2. Structural Framework
All columns and beams will be constructed of reinforced concrete C30/37, in accordance with the structural design and EU regulations.
3. Walls
External walls: 25cm thick, constructed with standard bricks and an 8cm external thermal insulation system (polystyrene graphite-enhanced fire protection).
Internal walls: 10 cm thick brick walls, designed according to the building’s energy performance study.
Staircase walls: Reinforced concrete C30/37, 25 cm thick, with 8 cm thermal insulation.
4. Roofs
All roofs and slabs will be constructed of reinforced concrete C30/37, in accordance with the structural design and EU standards.
5. Coatings
Internal: Two layers of traditional plaster and 3 coats of emulsion paint.
External: polystyrene 8cm, net, glue, (graffiato undercoat), and graffiato decorative finish.
Fair-face concrete (walls, columns, staircase): Sanded to a smooth finish and treated with two coats of waterproof varnish (matte finish).
6. Flooring
Corridors Ceramic tiles (60×120 cm), full-body Italian tiles (Tagina brand), Lobby: Ceramic tiles (120×120 cm), full-body Italian tiles (Tagina brand Verandas: Ceramic tiles (60×60 cm), full body (Ceramica Italiana Offices: Raise floor HPL (60X60)
7. Insulation
Flat roofs: 4 mm high-quality bituminous membrane reinforced with polyester.
Wet areas: Waterproofing system (Mapei Mapelastic) with reinforcing mesh beneath tiles.
Thermal insulation system: Baumit or equivalent, in accordance with the Energy Performance Certificate.
External walls: 80 mm polystyrene insulation system.
Foundations: Triple-layer asphalt waterproofing for all surfaces in contact with the ground.
External floors: Concrete substrate, screed, insulation layer, and ceramic tile installation using adhesive (Starflex Diamond).
8. Water Tank
500L water tank with pressure pump for each floor.
9. Carpentry
High-quality kitchens countertops made of HPL (High Pressure Laminate).
10. Staircase
Fair-face concrete staircase, sanded smoothly and finished with two coats of waterproof varnish, including marble skirting.
11. Finishes
External: Graffiato finish and fair-face concrete (béton brut).
Internal: Three coats of emulsion paint (colors selected by the Architect).
12. Electrical Installation
Electrical work will be carried out in accordance with the electromechanical study and applicable EU regulations.
